Condo Living – 8 Tips To Keep The Peace

1) Please put all your garbage in the appropriate disposal area, not on the floor, not in the hallway, but in the actual garbage bin. Just a reminder please shut the door to the garbage room, we all love that smell.

2) If you decide to carry a broken bag of rice across every conceivable hallways and common area, at the very least sweep it up. This goes for bags of flour, potting soil, animal waste and anything else that could fall on the ground. None of us want to be cleaning up after other people, we have enough to clean up.

3) Accidents do happen and if you accidentally break a piece of glass or a mirror at least be honorable enough and offer to pay, that is all it takes. Using condo fees to pay for broken common area property month after month gets a bit tiresome and annoying.

4) We all like to have the odd cocktail with our friends, but when that cocktail turns into a bender nobody wants to hear you yell down the hallways to your friends. Your friends aren’t the only ones who can hear you.

5) I don’t know why it is important to vacuum your apartment or move furniture at 5 in the morning. I’m sure the people beside you and below you have been up for hours and really don’t mind. Come on people wait till 8 at least.

6) What part of stealing is ok with people? If there is mail or packages left in the mailroom don’t take them. They don’t have your name on them so they don’t belong to you.

7) Please please don’t allow your children to scream and run up and down the hallways. As cute as it may seem to you, it annoys everyone else in the building. If this is something you let your children do, you might know why nobody talks to you.

There is nothing wrong with walking around your apartment, but some people don’t have a clue how nosy it is when you walk on your heals. If you have people living below you try to walk softly and on your toes.

These are just half of my tips on respecting your neighbors if you live in an apartment or condo. It is very important to keep the peace now rather than wage the war later.

Buying into fractional ownership condos with a good friend may sound like a good idea, however put the friendship aside and treat it like a real estate business deal. Prepare all the documents together so each party knows the terms, conditions and financial information. Discuss how you will split not only the mortgage but the condo fees as well. Fractional ownership condos have certain costs covered by the condo fees, but you may still be responsible for some maintenance items. Find out what those items are and discuss a plan for preventative and regular maintenance. Also create a financial contingency for unforeseen issues and ensure both parties contribute to this fund. If the oven quits working or the flowerbeds need planting, who is responsible for the money and the time for those types of issues? Having a good talk and drawing up a legal agreement prior to purchasing fractional ownership condos will prevent disputes about who is responsible for repairs and other issues that arise with home ownership.

All purchasers must read the by-laws and (if applicable) the reserve fund study. While this is not exactly exciting reading material, it will give you a very clear idea of your financial responsibilities and if a special assessment is likely. Before you purchase a condo, you need to think about how long you are going to live there and whether the set of rules that the condo association expects you to follow will still suit your five, ten, or even twenty years down the road. In addition to considering all the ups and downs to owning a condo, you should also spend some time talking to the people who are already living in the condos. These are people who are going to be your neighbors and, hopefully, your friends, you don’t want to live somewhere that you can’t stand any of the people who live around you.

#10. Carvajal Beach, Benalmadena

It is a large urbanized beach (1600m in length) with lots of services nearby. It has fine golden sand with moderate waves. Located 35 minutes from Marbella center, it can be quite busy in summer as it is frequented mostly by families.

#9. Alcaidesa, Cadiz

This semi-urbanized beach is enormous, reaching 4,300 meters in length and 60 meters in width. It is usually not crowded and offers numerous services including a large golf course. It is located at La Línea de la Concepción (Cádiz), approximately 45 minutes west of Marbella.

#8. Pinomar, East Marbella

This small semi-urbanized beach located east of Marbella is only 350 meters wide. With golden sand and moderate waves you will find this beach just next to Costa Bella beach, located only 10 minutes from Marbella center just off the N340, at exit km. 189.

#7. Estrella del Mar, East Marbella

Another fabulous east Marbella beach, the Estrella del Mar offers golden sand and clear water. It is located just near the Hotel Vincci in the Urbanizacion Estrella del Mar of Las Chapas. Take the N340 to exit km. 191.

La Rada beach is the most central beach in Estepona. It is very large offering 2630 meters of golden sand, great chiringuitos (beach restaurants) and a beautiful board walk.

A long strip (1900m) of beach with golden sand and moderate waves. It can get crowded in the summer. Lots of chiringuitos to choose from offering chilled sangria and typical Spanish tapas. Take the exit El Rosario, peel off to the first right at the sign El Alicate and head towards the beach.

#4. Nueva Andalucia

A long (1050m) and popular strip of fine sand which includes El Duque and La Siesta beaches. Located in front of the Guadalpin Hotel you will find this beach has a little cove and shallow water. It is perfect for small children. Take the exit for the Hotel Guadalpin off the N340.

#3. Las Chapas, East Marbella

This semi-urban beach is 750 meters long and gets very crowded in the summer. It has beautiful sand and clear water. It is located in the Urbanization Las Chapas. Take N340, exit at Las Chapas and head towards the sea.

#2. Tarifa, Cadiz

There are many beautiful beaches in Marbella, but a favorite is a little further west. It is Punta Paloma near Tarifa, on the Costa de la Luz. This beach is truly unspoiled and its sand dunes are so exceptional, it had to make this list! Punto Palomar does not offer typical Marbella services such as showers, toilets and lounge chair rentals. Follow road signs to Algeciras, then Tarifa. Ignore the road to the town center and continue to Punta Paloma at km. 74.
